In the desert — Palm Springs especially — many homes sit on leased land rather than land you own outright. On these properties you own the home itself but pay a recurring fee to lease the ground beneath it, often from the Agua Caliente Band of Cahuilla Indians, whose reservation runs through Palm Springs in a distinctive checkerboard pattern. Leased-land homes are frequently priced below comparable fee-land homes, which can mean real value — as long as you understand the terms.

Fee Land vs. Leased Land

With fee simple ownership you own both the home and the land. With leased land you own the home but lease the ground — paying a monthly or annual land-lease fee on top of your mortgage.

What to Check Before You Buy

The lease's expiration date, the current fee and any scheduled increases, whether lenders will finance it, and how the lease may affect resale down the road.
